Four things: principal, interest, property taxes, and homeowner's insurance. If you put less than 20% down, mortgage insurance gets added too. I break all of this down for you during your strategy session so there are no surprises.
No. FHA starts at 3.5%, Conventional at 3%. Plus there are DPA programs that can cover most or all of your down payment. Many of my clients buy with less than $5,000 out of pocket.
Programs start at 580 for FHA and 620 for Conventional. If you're not quite there, I'll build a credit improvement plan with clear steps and a timeline.
