What is Down Payment Assistance?
Down payment assistance (DPA) includes grants, second mortgages, and other programs that help qualified buyers cover part or all of their down payment and sometimes closing costs. Many first-time buyers qualify and don't know it.

Types of DPA
- Grants. Free money; no repayment required.
- Forgivable second mortgages. Forgiven after 5–10 years if you stay in the home.
- Repayable second mortgages. Often 0% interest, due when you sell or refinance.
- Employer assistance programs. Some employers offer help for homebuyers.

- County-specific programs. Orange, Lake, Osceola, Seminole, and Polk each may have local DPA options.
Who Qualifies?
- First-time buyers (or haven't owned a home in 3+ years)
- Income limits vary by county and program
- Minimum credit score typically 620–640
